About Senja Estate
The building at 25, Lebuh Acheh is a late-nineteenth-century shophouse, one of many that line the oldest streets of George Town. For much of the last century, it served a succession of commercial purposes before sitting empty for a decade. The restoration, completed in 2017, kept the structure intact: original lime plaster walls, timber staircases, and the inner courtyard that gives the house its particular quality of light and air.
The boarding house opened the following year. The intention from the outset was to take only a small number of guests โ three rooms, each with its own character and a minimum stay that allows people to settle in. The estate is not managed as a hotel. There is a resident manager on the premises during the day, and the routines of the house โ breakfast in the court, afternoon tea on weekdays, the quiet of the upper floor โ are shared between guests.
Lebuh Acheh itself occupies a particular position in the history of George Town. It was the principal street of the early Malay and Aceh trading community, and the Masjid Melayu Lebuh Aceh โ the oldest surviving mosque in Penang โ stands a short distance from the estate's front door. The street remains unhurried by the standards of the old quarter, which is itself one reason the house has suited the kind of guest it draws.
The estate's guests have included academics on research trips, professionals posted to Penang for extended periods, writers, architects, and family members visiting relatives in the city. What these stays share is duration โ not a night or two but a week, a fortnight, sometimes longer. The rooms are designed with that kind of stay in mind: writing desks, kitchenettes where applicable, proper reading lamps, and enough space to unpack.
Breakfast is laid out each weekday morning in the inner court. The menu is modest โ coffee, tea, toast with kaya and butter, fruit in season. On weekday afternoons, tea is set for guests in the Senior Suite. The upper-floor library, with its collection focused on the history and architecture of the Straits Settlements, is open to all residents throughout their stay.

Resident Manager
Norzahra has managed the estate since it opened in 2018. She oversees the day-to-day running of the house, guest relations, and the breakfast service.
Rajan Krishnaswamy
Property & Maintenance
Rajan is responsible for the upkeep of the building and its period fittings. He has worked with heritage properties in Penang for over fifteen years.
Lim Hui Shan
Housekeeping
Hui Shan manages the daily and weekly housekeeping across the three rooms, maintaining the standard the estate expects in a heritage setting.

How the Estate is Managed
Heritage Compliance
The property is registered with the George Town World Heritage Incorporated as a heritage building. All modifications and repairs follow guidelines set by the Penang State Museum and Heritage Division.
Room Preparation
Each room is prepared to a consistent standard before new guests arrive. Linens are laundered off-site, soft furnishings aired, and all surfaces inspected by the resident manager before any arrival.
Guest Privacy
The estate keeps a small guest register as required under Malaysian accommodation regulations. Personal details are not shared with third parties and are held only for the duration required by law.
Safety & Fire Protocols
The building holds a current fire safety certificate under the Bomba and Rescue Department of Malaysia. Fire exits, extinguishers, and smoke detectors are inspected annually.
Utilities & Connectivity
All rooms include fibre broadband, drinking water filters, air conditioning, and a dedicated circuit for each room. Utility costs are included in the published room rate.
Responsive Management
The resident manager is on the premises Monday to Saturday. Any concern raised by a guest is addressed the same day where possible, or communicated with a clear timeline for resolution.
Our Approach
A Different Kind of Long Stay
Boarding houses in the old quarter of George Town once served a specific function: they were places where travellers, traders, and workers could stay for weeks or months without the formality of a hotel or the commitment of a lease. Senja Estate operates within that tradition, adapted to the present.
The three rooms at the estate are suited to different kinds of extended stay. The Senior Suite, with its balcony and kitchenette, is well suited to a guest attending a cultural event, a wedding, or a prolonged family visit. The Court Room suits a scholar or a professional on a short assignment. The Verandah Apartment, with its separate sitting room and kitchen, works for someone on a longer posting or between homes.
George Town is a city that rewards time. The UNESCO core zone contains a density of heritage architecture, traditional trades, and food culture that takes more than a few days to begin to read. Guests at Senja Estate are within the old quarter from the moment they arrive โ not in a hotel district or a new development on the periphery, but on one of the oldest streets in the city.
The estate does not have a concierge service, a pool, or a gym. What it offers is a well-kept room in a building of character, in the centre of a place worth being in, managed by people who know it well and are present to help when needed.
